This Garage/Parking Addendum (this “Addendum”) is entered into by the Resident and Owner for the use by the Resident of the Space. The terms of this Addendum are effective as of the date Resident agrees to execute it or the Commencement Date of the Lease Contract agreed to by Resident. Resident hereby agrees as follows: Permitted Use. Garage or carport may be used only for storage of operable motor vehicles unless otherwise stated in the Rules and Regulations. No one may sleep, cook, barbeque, or live in the garage. Persons not listed as a resident or occupant on the Lease Contract may not use the areas covered by this Addendum. No plants may be grown in such areas. Residents will be required to park in the parking garage on the third floor or higher. Vehicles may be towed at owner’s expense if they violate the parking rules. No Dangerous Items. Items that pose an environmental hazard or a risk to the safety or health of other residents, occupants, or neighbors in Owner’s sole judgment or that violate any government regulation may not be stored. Prohibited items include fuel (other than in a properly capped fuel tank of a vehicle or a closed briquette lighter fluid container), fireworks, rags, piles of paper, or other material that may create a fire or environmental hazard. Owner may remove from such areas, without prior notice, items that Owner believes might constitute a fire or environmental hazard. Because of carbon monoxide risks, Resident may not run the motor of a vehicle inside a garage unless the garage door is opened to allow fumes to escape. No smoke, fire, or carbon monoxide detectors will be furnished by Owner unless required by law. Owner will not perform pest control in the Space. Term. The term of this Addendum shall coincide with the term of the Resident’s Lease Contract. The term shall automatically expire upon expiration of the Lease Contract. If the Lease Contract is renewed or extended for any reason.
